Holme Marsh, Lyonshall


The development comprised of 5 No. detached houses and 3 No. detached bungalows for the Open Market. The site plan took into consideration the outlook from the properties, offering privacy for the occupants once all of the dwellings were sold.

Works commenced in October 2020 with the initial groundworks. Prior to commencing works on site, initial ground investigations revealed an existing culvert on site, which was to remain. It was noted that during the winter months when there was much higher rainfall, the culvert was unable to cope with the additional water. We upgraded the existing 185mm pipe to a 225mm which would prevent future pooling.

Upon completion of the S104 onsite drainage, the approved S38 road was also installed to base course. By installing the road allowed us to gain a safe access to the site throughout the works, in addition to reduce the migration of debris onto the local road network.

We utilised a timber frame superstructure, with a mix of external finishes; including Kassandra bricks and Wetherby Skipton Stone Rough Cast Render. The render system was made up of 5 layers, with each layer needing time to fully dry before the application of the next layer. Delays were encountered due to the weather, as rain caused the drying time to elongate. To mitigate this issue, we installed a protective polythene layer to the outside of the property to protect the render from the rain. Although this meant that less air was able to dry the render, it did help protect it from the additional moisture. Once the weather improved, we increased the labour across the site, ensuring that the render was completed prior to handover.

The internal specification was carefully designed, with the functionality of the property as the forefront of our decision making. M&E meetings were held with the architect and subcontractors to discuss the end design to ensure the property could be used with ease.

The internal finishes, were carefully chosen to give the property a country but contemporary finish in keeping with the surrounding areas. Upon opening of the show home, we were complemented for the high specification, which included Quartz Worktops and AEG Appliances. Following the ‘open house’ weekend in early September, each dwelling had multiple offers. We successfully sold all 8 plots within 2 weeks from the show home launch with the final home owners having moved in by the start of December in time for Christmas.
